How We Replace a Garage Door Bottom Seal

Most modern doors have an aluminum or steel channel along the bottom with a rubber seal that slides into it. We slide the old seal out and the new one in, then check that it meets the floor evenly across the whole width.

Older wood doors often have a flat strip nailed on instead, which takes a bit more work. If the channel is bent or rusted along with the seal, we replace both.

Fixing Gaps From Uneven Garage Floors

Many garage floors aren't flat, either because they were poured with a slope for drainage or because the slab has shifted. A standard seal on an uneven floor touches the high spots and leaves a gap in the low ones.

The fix is either a taller bulb seal that can fill the difference, or a threshold seal bonded to the floor that the door closes against. A threshold also helps where the driveway slopes toward the garage and water runs in.

Signs Your Garage Door Bottom Seal Is Worn Out

A worn bottom seal is easy to spot once you know what to look for. Call us if you notice any of these, and we'll replace it and check the side and top seals on the same visit.

Common signs:

• Daylight showing under the closed door.
• Water, leaves or dirt blowing in along the floor.
• A seal that is cracked, flattened, brittle or torn.
• Rodents or insects getting into the garage.
